Common AC problems we see in Kingwood homes
Most air conditioner breakdowns in the Lake Houston area come down to a short list of causes. Heat and humidity make each of them more likely, and most show warning signs before the system stops completely.
- Warm air from the vents. Often a failed capacitor, a dirty condenser coil, low refrigerant from a leak, or an outdoor fan motor that has stopped. Read more on why an AC stops cooling.
- Water around the indoor unit. Usually a clogged condensate drain line, which is extremely common in our humidity. See AC leaking water.
- Ice on the refrigerant lines. Restricted airflow (often a dirty filter) or low refrigerant can freeze the evaporator coil.
- Short cycling. The system turns on and off every few minutes. Causes range from an oversized unit to a failing thermostat or an overheating compressor.
- The system won't turn on. Check the thermostat and breaker first. A tripped float switch from a clogged drain line will also shut the system down.
- Loud or new noises. Buzzing, grinding or squealing usually points to electrical components or motor bearings.
What you can check before calling
- Make sure the thermostat is set to Cool and the set temperature is below room temperature.
- Replace the air filter if it's dirty. See how often to change your filter.
- Check the breaker panel for a tripped AC or air handler breaker. If it trips again, stop and call a pro.
- Look at the outdoor unit. Is the fan spinning? Is the coil caked with pollen, grass or leaves?
- Check the drain pan and float switch near the indoor unit for standing water.
Anything beyond that, such as refrigerant, capacitors, contactors, motors or wiring, needs a licensed technician. Refrigerant work requires EPA certification, and electrical components can hold a dangerous charge even with the power off.
What a repair visit looks like
A licensed contractor will test electrical components, check refrigerant pressures, inspect the coils and drain, and measure the temperature drop across the system. You should get an explanation of what failed and an upfront price before any work begins. If the system is older and the repair is expensive, ask for a replacement quote too, and read our repair-or-replace guide.
Keep it from happening again
Most of the problems above are cheaper to prevent than to fix. A spring tune-up catches weak capacitors, clogged drains and dirty coils before the first 95-degree week. See AC maintenance and the tune-up checklist.
Common questions
How long does an AC repair usually take?
Many common repairs, like capacitors, contactors and drain line clearing, are finished in one visit. Parts like compressors or coils may need to be ordered.
Is it safe to keep running my AC if it's blowing warm air?
It's best to turn it off. Running a system with low refrigerant or a failing fan can damage the compressor, which is the most expensive part.
Can I add refrigerant myself?
No. Refrigerant handling requires EPA certification, and low refrigerant means there's a leak that needs to be found and fixed.
